A Site to Bring out the Best in Your Imagination and Creativity

You know what you want.  But no one has designed it.  This is your perfect opportunity! 12820 Deer Creek Lane, Los Altos Hills, is a unique building site with gorgeous western vistas, tumbling into a magical and private oak-studded creekside oasis past the boundary.

The specifics:  1.2 acres, with maximum development area of 13,851 sf and maximum floor area of 6,167 sf (of course a basement could be added without exceeding the allowable square footage, giving you nearly twice the size of the allowable FAR number.)

This is a special new neighborhood with the best Los Altos Hills offers. There is so much opportunity here!  And your neighbors have impressive, high end homes. They have voted with their pocketbooks for this special location.

We have provided a gorgeous and buildable conceptual design from an exceptional local architect, Malika Junaid, to whet your imagination.  Her designs are realistic and in tune with Los Altos Hills planning regulations as she has designed many homes in the area.  But you can follow through with whatever vision you have.  Just know you don’t have to start from scratch to get there!

The architect has created a visually stunning home with a four car garage, home theater, five ensuite bedrooms, open floor plan kitchen/family room--everything today's buyer craves.  Its MFA is 6150 sf.  The basement square footage is additionally 4426, which includes the garage, for a total square footage of 10,576 square feet.

Los Altos Hills

Los Altos Hills incorporated in 1956 to preserve “the rural atmosphere of the foothills,” and the town’s tough zoning regulations have helped it maintain a low-density, small-town environment. There are no commercial businesses other than a bookstore at Foothill College in the town of 8,300. Parcels must be at least one acre in size, with just one primary residence per parcel under the town’s municipal code. Los Altos Hills remains one of Silicon Valley’s most affluent communities, with a median household income of $206,000, according to United States Census Bureau data. Some 23 percent of the population is 65 or older, and 85 percent of residents 25 or older hold at least a bachelor’s degree. In 2014, Forbes ranked Los Altos Hills as No. 45 on its list of America’s Most Expensive ZIP Codes, with a median home price of $2,896,103. The town boasts an 85-mile system of pathways and trails for strollers, joggers, bicyclists, and equestrians. In 2005, Los Altos Hills remodeled its Town Hall and installed solar panels. The town includes “solar monitor” information, which updates every 15 minutes, on its website. Los Altos Hills operates the Westwind Community Barn, a historic property for stabling horses and equestrian training. The annual Los Altos Hills Hoedown takes place at the barn.
